Housing affordability is front and center for so many of my clients right now, and it’s a conversation I have daily. Lately, we’ve seen a bit of housing disinflation—more sellers are offering concessions and there are potential savings for buyers who are determined to make homeownership work. Still, the biggest challenge is clear: borrowing costs. With benchmark Treasury yields hovering near 5% and the average 30-year mortgage rate now topping the low-7% range, affordability remains a hurdle for many. In the four weeks ending September 13, the median monthly mortgage payment hit about $2,600—a 3% increase from last year—showing just how much financing influences what buyers can afford.
The resale market is still tight, as many homeowners are holding onto their low-rate mortgages, which keeps inventory limited. Sellers, meanwhile, often still hope for pandemic-era prices. Yet, as I guide both buyers and sellers, I’m seeing what many industry experts describe as a correction toward stability rather than a crash. The market remains underpinned by strong equity and sound lending, and there are opportunities out there—whether you’re buying, selling, or just considering your options. My commitment is to bring energy, insight, and unwavering support to help you navigate these shifting dynamics and achieve your real estate goals.
